How AI-led Hiring Is Reshaping India’s Office Market

Every generation is convinced that the new technology will take the jobs, and every generation has been wrong: the steam engine, the assembly line, the computer, the internet. India came out of each with a larger workforce and more office space, from near zero to ~900 Mn sq ft today. AI is the first to come for cognitive work rather than physical labour, yet only ~5% of jobs can be fully automated. Around 60% are being restructured or augmented instead.

What AI has changed is who gets hired to fill that space. Demand for MLOps roles alone has grown ~42% in a year, and much of this hiring runs through GCCs. India hosts ~55% of the world’s global capability centres, and ~60% of Fortune 500 companies run one here. GCC-led leasing is set to reach ~55 Mn sq ft by 2030, lifting GCCs from 38% to 48% of all office space in the country.

That demand is landing in one place: high-quality flexible workspace. Teams are smaller and more senior, 75% of enterprises now plan only 2 to 3 years ahead, and nobody can predict headcount five years out. A long lease with heavy upfront capital has become the risky option.

The questions worth asking are changing

  • If teams keep getting leaner and more senior, where does the next generation of Indian talent get built, and who carries that cost: enterprises, GCCs or the education system?
  • With 75% of enterprises planning only 2 to 3 years ahead, does the long lease still have a place in an occupier’s portfolio, or does it become the exception reserved for headquarters and little else?
  • Space per seat is rising from ~80 to 85 sq ft towards ~95 to 100. If value per seat, not seat count, is the growth engine, which operators have the stock quality to charge for it?
  • AI errors are expensive and catching them takes senior judgement. Does that make senior talent the real constraint on how fast enterprises can scale AI in India, ahead of capital or compute?

Flex is no longer the hedge. It is the default. The question for operators, landlords and occupiers is who captures the premium as the seat gets bigger and the lease gets shorter.
